In today's 10th episode, Jason discusses the uptick in housing inventory, which is still historically low, about half of what it should be. The new normal is higher, but the housing market is still at about half of normal numbers, more than double the lowest point during the COVID era. This means that people are still in a stuck resale market with a lock in effect, where people are not willing to give up their incredible deals on mortgages. Home builders are the only people selling homes because they don't have the lock in effect and have short-term money. Jason has found fantastic deals on new homes with home developers, special financing rates, and buy downs. These builders are more flexible and reasonable, and their earnings are doing well overall. Jason recommends talking to his investment counselor about these deals, as things change over time.

Then Jason and Brad Chandler discuss the transformative power of self-love and its impact on overall well-being, with Brad emphasizing the importance of self-awareness and addressing the root causes of negative behaviors and beliefs. Using a real estate example from 2011-2021, we illustrate how property values surged while mortgage payments decreased in real terms. This phenomenon, driven by inflation, reduces the real cost of debt. Unlike other assets, income properties leverage bank partnerships and tax-deferred exchanges, providing unmatched advantages in an inflationary future.

We then dive into the significant impact of population growth on the housing market. Despite a 45 million increase in population, inventory levels per capita suggest a much higher housing demand. Immigrant influxes and births continue to drive demand, even as the baby boomer generation ages. Although forecasts scaled back U.S. population growth to 373 million by 2053, housing demand remains strong due to outdated housing stock and insufficient new builds. From 2006’s peak, housing starts plummeted, creating a prolonged supply deficit. Estimates from major organizations indicate a shortage of 1.5 to 7.3 million units, particularly in affordable housing, reinforcing the need for strategic real estate investments.
