From the friendly environs of her newly completed McMansion in lower Alabama, the talk turns to fostering an ownership mentality with tenants.Whether you self-manage or go the property management route, this is a critical concept to understand. In short, the trick is to get your tenant thinking of the property as his/her house and to take pride in ownership. In nuts and bolts terms, it’s the difference between getting a call at midnight asking to have a light bulb changed or having the tenant in the mindset to do it themselves.

When it comes to tenant self-sufficiency, you might find it difficult to beat one of Mom’s tenants. This incredible guy has rented the same place for 25 years. Present and future landlords looking for income property investing success should take this case study to heart. He spent $1,400 to seed the lawn. $3,000 to build a brick wall on one side of the property. And when the hot water heater goes out, he’s willing to install it himself. This tenant has the ownership mentality down to a science.

The second half of the show features guest Scott Shellady, Senior Vice-President of Derivatives of the Trean Group. Wait! Don’t click away. Prior to her tenure with the LPGA, the former associate in the Minneapolis, Minnesota office of Fredrikson & Byron, P.A. worked in the E-Business and Corporate Transactions groups.

An avid supporter of community development initiatives, Ms. Wright has served in various capacities on the boards of regional civic organizations. In addition to civic organizations, she is currently a member of the ACC professional organization as well as serves on the Board of Directors for BESLA and Advisory Board for the Corporate Counsel Women of Color.

Ms. Wright is a graduate of DePauw University, where she received a Bachelor of Arts in Economics and International Business. She earned her Doctor of Jurisprudence from Indiana University School of Law and participated in the Consortium Program at Howard University School of Law. She and her husband, Ken, live in Bay Harbor Island.

Professor Kotlikoff paints a picture of the magnitude of these issues very clearly, explaining that the fiscal gap is $211 trillion. He explains that we would have to raise every federal tax immediately and permanently by 64 percent or cut all non-interest spending by the government (Medicare, Social Security, defense spending, etc) by 40 percent. “The country is broke, totally broke,” says Professor Kotlikoff. He emphasizes that this applies to today, not 75 years down the road.

Jason and Professor Kotlikoff also discuss why the 2007 quadrupled money base through money printing hasn’t hit the streets yet in the form of hyperinflation. Essentially, banks are being bribed to hold money reserves by the Fed.

In simplistic terms, the Federal Reserve prints the money, lends it out at very low interest rates to the banks, and then the banks deposit it back with the Federal Reserve and get a higher interest rate. This makes banks more solvent over time without the public ever knowing what is going on. Professor Kotlikoff also talks about a proposal to fix the financial system, which he refers to as a fragile system, presently a “trust me” banking system where the public is unaware of what the banks are doing with their money.

Laurence J. Kotlikoff is a William Fairfield Warren Professor at Boston University, a Professor of Economics at Boston University, a Fellow of the American Academy of Arts and Sciences, a Fellow of the Econometric Society, a Research Associate of the National Bureau of Economic Research, President of Economic Security Planning, Inc., a company specializing in financial planning software, a frequent columnist for Bloomberg and Forbes, and a blogger for The Economist and The Huffington Post.

Professor Kotlikoff received his B.A. in Economics from the University of Pennsylvania in 1973 and his Ph.D. in Economics from Harvard University in 1977. From 1977 through 1983 he served on the faculties of economics of the University of California, Los Angeles and Yale University. In 1981-82 Professor Kotlikoff was a Senior Economist with the President’s Council of Economic Advisers.

Professor Kotlikoff is author or co-author of 15 books and hundreds of professional journal articles. His most recent books are The Clash of Generations (co-authored with Scott Burns, MIT Press), Jimmy Stewart Is Dead (John Wiley & Sons), Spend ‘Til the End, (co-authored with Scott Burns, Simon & Schuster), The Healthcare Fix (MIT Press), and The Coming Generational Storm (co-authored with Scott Burns, MIT Press).

Professor Kotlikoff publishes extensively in newspapers, and magazines on issues of financial reform, personal finance, taxes, Social Security, healthcare, deficits, generational accounting, pensions, saving, and insurance. Professor Kotlikoff has served as a consultant to the International Monetary Fund, the World Bank, the Harvard Institute for International Development, the Organization for Economic Cooperation and Development, the Swedish Ministry of Finance, the Norwegian Ministry of Finance, the Bank of Italy, the Bank of Japan, the Bank of England, the Government of Russia, the Government of Ukraine, the Government of Bolivia, the Government of Bulgaria, the Treasury of New Zealand, the Office of Management and Budget, the U.S. Department of Education, the U.S. Department of Labor, the Joint Committee on Taxation, The Commonwealth of Massachusetts, The American Council of Life Insurance, Merrill Lynch, Fidelity Investments, AT&T, AON Corp., and other major U.S. corporations.

Investing With Business cycles - Per Wikipedia intervals of expansion followed by recession in economic activity. They have implications for the welfare of the broad population as well as for private institutions. Typically business cycles are measured by applying a band pass filter to a broad economic indicator such as Real Gross Domestic Production. Here important problems may arise with a commonly used filter called the "ideal filter". For instance if a series is a purely random process without any cycle, an "ideal" filter, better called a block filter, a spurious cycle is produced as output. 

Business cycle fluctuations are usually characterized by general upswings and downturns in a span of macroeconomic variables. The individual episodes of expansion/recession occur with changing duration and intensity over time. Typically their periodicity has a wide range from around 2 to 10 years (the technical phrase "stochastic cycle" is often used in statistics to describe this kind of process.) Such flexible knowledge about the frequency of business cycles can actually be included in their mathematical study, using a Bayesian statistical paradigm.

There are numerous sources of business cycle movements such as rapid and significant changes in the price of oil or variation in consumer sentiment that affects overall spending in the macroeconomy and thus investment and firms' profits. Usually such sources are unpredictable in advance and can be viewed as random "shocks" to the cyclical pattern. In past decades economists and statisticians have learned a great deal about business cycle fluctuations by researching the topic from various perspectives.

A look at Jason’s Ultimate Investing Equation followed by gold, dollars and NIA which was featured on Inside Edition and ABC World News Tonight with Charlie Gibson, The Wall Street Journal, MSNBC, ABC’s Nightline, KTLA News and CNBC. After being ignored by family and friends about the coming stock market decline and recession, he started a youtube channel with some interesting predictions on record: On march of 2008 in his first video, he accurately predicted that the Dow would fall to 8,000 in the fall of 2008. The S&P would fall to 800 in the fall of 2008. And that global stocks wouldn’t decouple until after the fall of 2008. In July of 2008, he updated his prediction and told his youtube viewers that stocks were set to drop on the 3rd week of September and they did, in a big way, from the 3rd week of September to the 3rd week of October stocks fell 33%. In December of 2008 he made a new prediction, that stocks would make new lows sometime in late February 2009. On the 3rd week of February, guess what? The Dow and S&P made new lows. in 2008 while Ben Bernanke, Jim Cramer, and college professors around the world were predicting that the U.S. would not enter a recession. Daniel predicted a severe recession that would break all previous records. While Ben Bernanke said a recovery would take place in the summer of 2008, Daniel correctly predicted that the world would acknowledge the recession after the summer of 2008, and they did. He also correctly forecasted rising unemployment, a collapse of consumer spending and many more well timed predictions. In 2008, while Ben Bernanke, Jim Cramer, and college professors around the world were predicting that the U.S. would not enter a recession. Daniel predicted on the record, a severe recession that would break all previous records. While Ben Bernanke said a recovery would take place in the summer of 2008, Daniel correctly predicted that the world would acknowledge the recession after the summer of 2008, and they did. He also correctly forecasted rising unemployment, a collapse of consumer spending and many more well timed predictions.

Jason Hartman is joined by author and real estate investor, Barb Getty, as she talks about her journey into real estate investing, what it takes to be a good landlord or property manager, how to find and keep great tenants, and explains the eviction process.  

The second of four children, Barb was born and raised in Gary, IN.  She graduated cum laude from Purdue and married soon after. After seven moves in nine years of marriage, her family settled in Indianapolis.

Tragedy struck in 1992 when her 17-year-old son was killed in a car accident.  Her daughters were 16 and 14 at the time.  Sadly, Barb’s 21-year marriage ended eight months after Todd’s death.  She bought a small home needing repairs, and following the fix-up, she and her daughters moved in.

Pleased with that first project, Barb purchased her first duplex (with little money, no credit and no experience), hoping she had the wherewithal to be a landlord.  Today, she owns 27+ units -- a mix of single and multi-family, low and middle income rentals.  CNBC.com  interviewed her recently and the article also appeared in USA Today.   Barb has also added high-end property management, consulting and speaking engagements to her business.

Although she hasn’t had an easy road, Barb is both financially and emotionally invested in her work.  She invites people to watch a video showing scenes she faces as a landlord in the inner city.  It’s very compelling.  Barb authored The Landlord Chronicles:  Investing in Low and Middle Income Rentals, published in 2010. Armed with a positive attitude and a strong sense of humor, Barb Getty is making a difference in her tenants’ lives, the neighborhood and the city as well.

John McAfee is in the news, as he is trying to create an NSA-proof gadget used for private internet browsing, called "Decentral." McAfee, original creator of McAfee Antivirus software was born in the United Kingdom and raised in Salem, Virginia, United States. 

McAfee was employed as a programmer by NASA's Institute for Space Studies in New York City from 1968 to 1970. From there he went to Univac as a software designer and later to Xerox. as an operating system architect. In 1978 he joined Computer Sciences Corporation as a software consultant. Later, while employed by Lockheed in the 1980s, McAfee received a copy of the Pakistani Brain computer virus and began developing software to combat viruses.

In 1987 McAfee founded McAfee Associates, a computer anti-virus company. He was the first to distribute anti-virus software using the shareware business model. In 1989, he quit Lockheed and began working full-time at McAfee Associates, which he initially operated from his home in Santa Clara, California.The company was incorporated in Delaware in 1992, and McAfee resigned from the company in 1994. Two years after McAfee Associates went public, McAfee sold his remaining stake in the company.

Network Associates was formed in 1997 as a merger of McAfee Associates and Network General. This company later became Network Associates, a name it retained for seven years until it was renamed McAfee. Now a subsidiary of Intel corporation, McAfee remains today as one of the largest anti-virus companies in the world.

Other business ventures that he founded included Tribal Voice, which developed one of the first instant messaging programs, PowWow. In 2000, John McAfee invested in and joined the board of directors of Zone Labs, makers of firewall software, prior to its acquisition by Check Point Software in 2003.

In August 2009, The New York Times reported that McAfee's personal fortune had declined to $4 million from a peak of $100 million, the effect of the global financial crisis and recession on his investments.

Beginning in February 2010, McAfee started a new venture in the field of bacterial quorum sensing. His company QuorumEx has its headquarters in Belize and is working towards producing commercial all natural antibiotics based on anti-quorum sensing technology. In 2013 McAfee started a new company, Future Tense Central, to produce a secure computer network device called the D-Central.
