Creating Wealth Real Estate Investing with Jason Hartman (general)

Jason Hartman takes a unique middle ground on the Occupy Wall Street protests since Wall Street doesn’t represent capitalism as the right-wing media would have us believe while the left-wing media who supports big government and big unions doesn’t represent capitalism either. Both sides are promoting a fairy tale.

A recent Facebook post sums it up fairly well: This whole issue really isn’t that simple. I assume that most of the protesters are clueless folks who need haircuts; however, so is the conservative media (that I mostly agree with) in saying that Wall Street represents “capitalism” – nothing could be further from the truth, Wall Street, banks and mega-corporations are mostly ANTI-CAPITALISM in that they are playing a rigged game with lobbyists, government cronyism and insider dealings at every level. They use lawyers, accountants and PR firms to commit their crimes. There is very little capitalism on Wall Street.

If you’re looking for capitalism, look at Main Street, where small business operates under far too much government interference. Jason Hartman talks with investment counselor, Sara, about investor psychology, overcoming obstacles and getting out of our own way.  The smoke-and-mirrors propaganda perpetuated by mainstream media (lamestream media as Sarah Palin says) in reporting the new high in the Dow Jones Industrial Average (DJIA).  

They almost always fail to distinguish between nominal dollars and real dollars.  Jason illustrates how investors have actually lost money in inflation adjusted dollars and how the Dow has to increase a lot more before investors break even based on the two peaks.  This lie is even worse when one considers how inflation is underreported in the consumer price index (CPI and CPI-U) due to weighting, substitution and hedonics (the hedonic index).  Another misrepresentation is the ‘core rate’ or ‘core inflation’ which strips out food and energy because they’re too volatile.  Jason shares some interesting data from ZeroHedge.com.

One of the core concepts that we communicate to our investors is to “Refi Till Ya Die” with your rental property portfolio. While this description may sound a bit snarky, it is a very powerful strategy for multiplying your wealth over the long-term.

The most unique part of this strategy is that it stands in stark contrast to the popular strategy of ‘flipping’ properties by buying and quickly re-selling them for quick profits. The strategy that we recommend is the exact opposite of this. At Platinum Properties, we advocate buying and holding prudent rental properties over a long period of time. This enables investors to build real wealth, instead of constantly churning properties. (And creating taxable gains)

There is another very powerful force behind our strategy of buy and hold investing. That power comes when the rents and value of your property increase over time. Typically, an investment property will start with low cash flow, and will grow in profitability as tenant rents are increased. This increase in revenues carries with it a tremendous tool for growing your wealth.

The way that you employ this tool is to refinance your property for more than your original purchase price, based on the increased cash flow. This will allow you to re-invest the amount of your loan that exceeds the original purchase price. And here comes the kicker . . . these net proceeds are not taxed!!!

The reason that you will not owe taxes on the re-financing of your properties is because loans are not taxed. Since you are taking out a loan instead of selling the property, no taxable transaction is triggered. (Granted, capital gains can be deferred via 1031 exchange, but you will still lose 5% to 6% of the property value off the top from realtor fees. Thus, investors can “Refi Till Ya Die” and legally avoid paying taxes on the increased loan amount of their properties. (In addition to this, the increased interest payments from your new loan will reduce the tax burden of your regular cash flow)

These strategies can super-charge wealth creation by allowing investors to capture their equity growth for re-investment. These perpetual re-investments accelerate the natural compounding of your investment portfolio. It also carries the benefit of consistently increasing your use of fixed-rate debt as a shield against inflation. Prudent investors realize the incredible power of this strategy, and should seek to capitalize on it to build their wealth during these increasingly difficult times.

When the United States stopped backing dollars with gold in 1968, the nature of money changed, becoming the fiat currency system that has now put the world into an unprecedented recession.

Jason Hartman is joined by returning guest, Richard Duncan, to talk about how we are in danger of a global Great Depression and how we can stop it. It was an international bestseller.

His second book was The Corruption of Capitalism: A strategy to rebalance the global economy and restore sustainable growth. It was published by CLSA Books in December 2009. His latest book is The New Depression: The Breakdown of the Paper Money Economy (John Wiley & Sons, 2012). Since beginning his career as an equities analyst in Hong Kong in 1986, Richard has served as global head of investment strategy at ABN AMRO Asset Management in London, worked as a financial sector specialist for the World Bank in Washington D.C., and headed equity research departments for James Capel Securities and Salomon Brothers in Bangkok. He also worked as a consultant for the IMF in Thailand during the Asia Crisis. He is now chief economist at Blackhorse Asset Management in Singapore.

Richard has appeared frequently on CNBC, CNN, BBC and Bloomberg Television, as well as on BBC World Service Radio. He has published articles in The Financial Times, The Far East Economic Review, FinanceAsia and CFO Asia. He is also a well-known speaker whose audiences have included The World Economic Forum’s East Asia Economic Summit in Singapore, The EuroFinance Conference in Copenhagen, The Chief Financial Officers’ Roundtable in Shanghai, and The World Knowledge Forum in Seoul. Jason Hartman is joined by author and real estate investor, Barb Getty, as she talks about her journey into real estate investing, what it takes to be a good landlord or property manager, how to find and keep great tenants, and explains the eviction process. 

The second of four children, Barb was born and raised in Gary, IN.  She graduated cum laude from Purdue and married soon after. After seven moves in nine years of marriage, her family settled in Indianapolis.

Tragedy struck in 1992 when her 17-year-old son was killed in a car accident.  Her daughters were 16 and 14 at the time.  Sadly, Barb’s 21-year marriage ended eight months after Todd’s death.  She bought a small home needing repairs, and following the fix-up, she and her daughters moved in.

Pleased with that first project, Barb purchased her first duplex (with little money, no credit and no experience), hoping she had the wherewithal to be a landlord.  Today, she owns 27+ units — a mix of single and multi-family, low and middle income rentals.  CNBC.com  interviewed her recently and the article also appeared in USA Today.   Barb has also added high-end property management, consulting and speaking engagements to her business.

Although she hasn’t had an easy road, Barb is both financially and emotionally invested in her work.  She invites people to watch a video showing scenes she faces as a landlord in the inner city.  It’s very compelling.  Barb authored The Landlord Chronicles:  Investing in Low and Middle Income Rentals, published in 2010. Armed with a positive attitude and a strong sense of humor, Barb Getty is making a difference in her tenants’ lives, the neighborhood and the city as well.

Jason Hartman is joined by author, Scott Patterson to discuss high frequency trading, of which roughly 70 percent is driven by computers. Scott says the firms using artificial intelligence for high-speed trading make it nearly impossible for the little guy to compete in the markets.

According to his book, Dark Pools, these robot systems trade in milliseconds. High frequency firms flood the market with buy and sell orders, effectively clogging up the system and posing a threat to other firms.

While this electronic exchange made the system more effective, one has to wonder if this trading style hasn’t become detrimental to the markets overall when trading successfully is defined by milliseconds. Scott coined the term “A.I. Bandits” to describe electronic high frequency trading. Scott also discusses the history of quant strategies based on his book, The Quants, a mathematical scientific approach to outsmarting Wall Street, which led to the recent financial crash. He calls the quant system “a classic tale of hubris.”

Scott Patterson is author of The Quants and his new release, Dark Pools, and is currently a reporter for The Wall Street Journal, where he covers financial regulation from Washington, D.C. He has also written for the New York Times, Rolling Stone and Mother Earth News. He has a Masters of Arts degree from James Madison University. He lives in Alexandria, Virginia.

Jason Hartman is joined by returning guest and best-selling author of The Creature from Jekyll Island, G. Edward Griffin, for a discussion of the hot topic of the United States’ “fiscal cliff.” 

As Mr. Griffin shares, the fiscal cliff is nothing new.  It has been there for roughly 50 years and applying a name to it now is a scare tactic by the government.  Mr. Griffin talks about fractional reserve banking and how it has led to the economic mess our country and world are in today.  It is no longer a fractional reserve; it is at zero reserve and Mr. Griffin feels the economy is going to collapse from all of the borrowing to pay old debt.  This will lead to a fully regimented society, which Mr. Griffin describes as drifting toward totalitarian, a scary concept.

Jason Hartman is joined on this episode by Greg Farrell, author of Crash of the Titans: Greed, Hubris, The Fall of Merrill Lynch, and the Near Collapse of Bank of America, for a discussion of the economic crash and the resulting bailouts, as well as some of the inside dealings with some of the major banks, such as the buyouts by Bank of America.

Greg explains how these banks that participated in the buyouts grossly underestimated the depth of problems in their own banks and in those they acquired. Greg relates his research on Merrill Lynch’s attempt in the 1980s to become more like Goldman Sachs and other Wall Street banks, which was to their detriment because they lacked the expertise for such business practices, and became involved in and in the middle of many of the scandals of the late ‘80s and early ‘90s. Like CitiGroup, they were in over their head.

Jason and Greg discuss Wall Street in general and then specific financial groups regarding the recklessness and risky businesses, funds, etc, that they entertained to give the impression of higher rates of returns. As the plot unfolded, large bonuses to CEOs and high-producing brokers came into play, which encouraged an all or nothing attitude toward the company and fostered a “me” attitude versus long-term stability of the company. Greg also talks about what he calls the “Charlotte Mafia,” the clash of company cultures.

Greg Farrell is a correspondent for the Financial Times. In January 2009, he broke the news that Merrill Lynch had paid out its 2008 bonuses a month ahead of schedule, in December, even though Merrill was in the process of losing $28 billion for the year, and Bank of America needed an extra $20 billion in taxpayer funds to complete its acquisition of the firm. That story sparked an investigation by New York attorney general Andrew Cuomo.

Greg is a past winner of the American Business Press’s Jesse Neal Award for investigative reporting and a recipient of the Knight-Bagehot Fellowship for business journalism. He earned a BA from Harvard University and an MBA from the Graduate School of Business at Columbia University.

Dick Cheney has been vilified more than any other Vice President in US history. His former employer, Halliburton, has been accused of misdoings and profiting from the Iraq war after the attack on the World Trade Center towers. Jason’s guest, James Rosen from Fox News says Cheney is a deeply analytical person who has studied  US history in search of clues from the past which may lead us into a brighter future. Join Jason Hartman as he interviews author and financial journalist Roger Lowenstein regarding the history of Wall Street’s demise. Roger talks about the increases in choice, risk, hedging, more volatility, and how free markets are open to speculation, greed, fear and manipulation. Joel started PropertyTracker.com in 2004 after creating and using this software himself to evaluate and keep track of his own investment properties. Property Tracker is a two-part tool, like having a property analysis tool in your pocket. The Property Evaluator tool allows you to analyze and compare properties in which you’re interested, providing a one-year projection on cash flow, cap rate, and return on investment, and a multi-year projection on true rate of return. The Property Tracker tool help keep track of the performance of properties you already own, based on actual income and expenses rather than projections. It also provides an “instrument panel” to let you see when it’s time to buy, hold, sell, or even do a 1031 Exchange. At the end of the year, this tool allows you to print up a Schedule E. Recent enhancements allow the investor to email PDFs to lenders or investment partners directly from your iPhone. Real estate agents can add their own branding to the cover page, heading and footer of the report and email it to potential investors.

With the introduction of the iPad, Property Evaluator became even easier to use, with the ability to input more information with full-screen PDF capabilities to email reports directly from the iPad, as well as print the reports from the iPhone and iPad. Jason Hartman takes a unique middle ground on the Occupy Wall Street protests since Wall Street doesn’t represent capitalism as the right-wing media would have us believe while the left-wing media who supports big government and big unions doesn’t represent capitalism either. Both sides are promoting a fairy tale.

A recent Facebook post sums it up fairly well: This whole issue really isn’t that simple. I assume that most of the protesters are clueless folks who need haircuts; however, so is the conservative media (that I mostly agree with) in saying that Wall Street represents “capitalism” – nothing could be further from the truth, Wall Street, banks and mega-corporations are mostly ANTI-CAPITALISM in that they are playing a rigged game with lobbyists, government cronyism and insider dealings at every level. They use lawyers, accountants and PR firms to commit their crimes. There is very little capitalism on Wall Street.

If you’re looking for capitalism, look at Main Street, where small business operates under far too much government interference. Jason discusses the powerful “Qualified Written Request” (QWR) letter and how it can be a tool for loan modification, short sale, deed-in-leiu of foreclosure and foreclosure litigation.

Is there a safe place to invest your money within the Chinese economy? Jason’s guest and author of the new Crouching Tiger book, Dr. Peter Navarro says no. He sees through the beefing up of the Chinese military as a way to distract from the economic failure which is drawing near. China is claiming additional territories and it says it doesn’t want conflict with the U.S., but its strained relations with Japan may force the U.S. into defensive mode. Dr. Navarro says he is surprised none of the 2016 U.S. presidential candidates are discussing the issue and stresses foreign policy should be the number one talking point of the future U.S. president.

The first decade of the 21st century will go down in the history books as a step back for the American middle class. Last week, the government made gloomy headlines when it released the latest census report showing the poverty rate rose to a 17-year high. A whopping 46.2 million people (or 15.1% of the US population) live in poverty and 49.9 million live without health insurance. But the data also gave the first glimpse of what happened to middle-class incomes in the first decade of the millennium. While the earnings of middle-income Americans have barely budged since the mid 1970s, the new data showed that from 2000 to 2010, they actually regressed. For American households in the middle of the pay scale, income fell to $49,445 last year, when adjusted for inflation, a level not seen since 1996. And over the 10-year period, their income is down 7%.

Unlike the richest Americans, middle class families have most of their wealth tied up in the equity of their homes, which took a beating in the recession. And high unemployment has left many people with little or no other income at all. At the same time that Americans had less cash to spend, they were also being hit with rising prices for some crucial items. Even accounting for inflation, it still costs more to buy a home, fill your gas tank, go to the doctor and put food on the table than it did only 10 years ago. And not only is it more expensive to live a middle-class life, it costs more to get there too. The price of a college education — still considered the ticket to higher
wages and a better lifestyle — has surged over the last decade, even in spite of the recession. Facing these burdens, the American Dream is undergoing stark changes, with fewer people choosing to buy homes and more young people postponing their own independent lives. The census data showed about 14.2% of all young people ages 25 to 34 are still living in their parents’ homes this year, compared to about 11.8% before the recession began in 2007.

Mike Fernandez’s family was kicked out of Cuba five years after Fidel Castro took over the government. His family landed in the United States with no money, no food and no place to live. His father was able to get work as a short order cook and after just three years he was able to buy a house for his family to live in. Mike was drafted after one semester in college and after providing his service in the army he worked selling insurance policies door to door. It was there he earned his grit and learned to accept failure.
