Creating Wealth Real Estate Investing with Jason Hartman

It's part 2 of our interview with John Hyre, a tax attorney sounding the alarm on what the law makers are doing to control YOUR retirement funds, covertly slipping in legislation that will affect your SDIRAs, IRAs, ROTHs, 401ks etc.

The Democratic House is looking to gut self-directed retirement accounts (especially IRAs, possibly 401(k)s and Solo 401(k)s), and they are attempting to do it very quietly and very quickly.

You can stand by and do nothing…and pay the price, literally. Or you can fight. To protect your retirement (or the funds that feed your business if you raise money from SDIRAs/401(k)s), you will need to fight promptly and loudly. Procrastinators are useless in this fight. Today's Flash Back Friday comes from episode 502, originally published in April 13, 2015

Jason Hartman reads a listener question about the rental rates decreasing and what to do about it. He also invites Jurgen Neugebohrn to the show and answers some of his personal questions. Jurgen is in the oil industry in Saudi Arabia and is interested in the real estate market. He has some very interesting questions for Jason to answer and picks Jason's brain on investing in real estate.

Read the full transcription HERE.

Key Takeaways:

4:50 – You don't hear about the people who have lost money investing in low rent to value ratio markets.

7:25 – Jason reads a listener question about rental rates decreasing.

12:15 – Remember to join our Memphis property tour!

13:50 – Jason introduces Jurgen, an online listener, to the show.

19:50 – What's Saudi Arabia like?

23:30 – According to Jim Norman, the reason why oil prices are so low now is because the US is trying to economically hurt Russia and Venezuela.

25:00 Jason explains why he disagrees with Harry Dent.

32:00 – Jason doesn't have a check list on what you should buy because properties vary depending on the investor's needs.

Jason's so glad he's back in Florida from a 15 day, 3 city excursion! On a rare occasion, he actually agrees with Gavin "Nuisance" on his gas-powered leaf blower initiative! He then shows you how to benefit from inflation as he expounds more on his patent "Inflation Induced Debt Destruction" as it manifests itself everywhere. "Shrink-flation" - packages and portions are getting smaller as we "get less, and pay more." And Ashley shares a blog post about America becoming a "renter nation." And finally Jason answers a few questions from a recent Q & A sharing some brilliant advice on rental property investments.

Jason also talks about today's US national holiday, Columbus Day, and the courage it took for European explorers who discovered the Americas. Today’s Flash Back Friday comes from Episode 505, originally published in April 20, 2015.

Jason starts by talking about the Millennial demographic and its benefits for real estate investors. In relation to this, he reads an article on the renter market and why fewer people are purchasing homes. He also takes the time to answer a couple of listener questions about home-owner risk mitigation and renting versus owning property on today’s show.

Key Takeaways:

2:00 – Millennials have seen their parents get burned by the real estate crash.

7:40 – Millennials are putting off marriage, living with their parents, and have massive student loan debt.

9:35 – It’s hard to get good stats on individual home owners or single family homes.

11:35 – If Fannie Mae and Freddie Mac were to go away, it would free up 25 million new renters.

14:30 – Jason answers a listener question about risk mitigation for properties.

19:20 – Jason answers another question about renting versus owning.

27:05 – Next episode Jason will have Dan Mitchell, Senior Fellow from the Cato Institute, on the show.

Tweetables:

When interest rates are low and it’s easy to qualify for loans, you have this market where everybody moves out and they buy.

I think Fannie Mae and Freddie Mac should go away. They cause distortions in the market.

We get to own and control things while we’re alive and it’s come upon us to do the best job that we can with our financial resources.

Greetings from Snowbird, Utah! Today Jason talks about the "I" word as he prepares for his trip to his old home state of Arizona, and gets shocked at the rental car prices in Phoenix- just like in the rest of the country! He also takes a hypothetical 1 Million dollars and applies the "I" word through his  "Inflation Induced Debt Destruction" and see what home mortgages would look like using different indexes and through decades- from Jimmy Carter to Stanley Kubrick's 2001 Space Odyssey to today. He then talks about haircuts versus the median priced home using his Hartman Comparison Index.

And, based on the latest numbers available, guest Ashley Slater posits the question, "Is America turning into a renter nation?"

Today Jason is at a Mastermind Conference in Tampa, Florida and has Darlene Root as his guest! She is an expert on IRAs, HSAs, 401Ks and "Qualified Plans." A potentially new law is on the horizon which will negatively affect us all.

Jason also talks about the 3 Dimensions of Real Estate and how we use it to protect us from the coming $3.5 Trillion "Grab" that the folks in Washington are planning, creating a 'reverse Robin Hood' effect affecting ROTH and TRADITIONAL IRAs, PPMs or Private Placement Memorandums and the most financially vulnerable. This only fuels Jason's conspiracy FACT and talks about why he never converted to a ROTH IRA.

Today’s Flash Back Friday comes from Episode 363, originally published in February 24, 2014.

Returning for an encore interview in this episode is Jason Hartman’s Mom. From the friendly environs of her newly completed McMansion in lower Alabama, the talk turns to fostering an ownership mentality with tenants.Whether you self-manage or go the property management route, this is a critical concept to understand. In short, the trick is to get your tenant thinking of the property as his/her house and to take pride in ownership. In nuts and bolts terms, it’s the difference between getting a call at midnight asking to have a light bulb changed or having the tenant in the mindset to do it themselves.

When it comes to tenant self-sufficiency, you might find it difficult to beat one of Mom’s tenants. This incredible guy has rented the same place for 25 years. Present and future landlords looking for income property investing success should take this case study to heart. He spent $1,400 to seed the lawn. $3,000 to build a brick wall on one side of the property. And when the hot water heater goes out, he’s willing to install it himself. This tenant has the ownership mentality down to a science.

The second half of the show features guest Scott Shellady, Senior Vice-President of Derivatives of the Trean Group. Wait! Don’t click away. Too many people think they can’t understand derivatives, and we’re here to prove you wrong. Listen to Scott break the idea down into layman’s terms. You may not want to invest in them but you need to understand what they are and how they fit into the greater financial world scheme.

Mr. Shellady also devotes time talking about the reality of retirement for Generation X in today’s goofy financial climate. It’s too risky to divide your portfolio into an even 50% split into stocks and bonds, so what do you do?

And what is the downside to Jason's trademark "Inflation-Induced Debt Destruction?" Deflation by Technology.

Jason also continues his talk with Richard Vague, author of Illustrated Business History of the United States, from The University of Pennsylvania Press, which offers a more general audience a clear-eyed view of 250 years of wealth creation and the people and personalities who drove that growth — and hold it today.

Professor Kotlikoff paints a picture of the magnitude of these issues very clearly, explaining that the fiscal gap is $211 trillion. He explains that we would have to raise every federal tax immediately and permanently by 64 percent or cut all non-interest spending by the government (Medicare, Social Security, defense spending, etc) by 40 percent. “The country is broke, totally broke,” says Professor Kotlikoff. He emphasizes that this applies to today, not 75 years down the road.

Jason and Professor Kotlikoff also discuss why the 2007 quadrupled money base through money printing hasn’t hit the streets yet in the form of hyperinflation. Essentially, banks are being bribed to hold money reserves by the Fed.

In simplistic terms, the Federal Reserve prints the money, lends it out at very low interest rates to the banks, and then the banks deposit it back with the Federal Reserve and get a higher interest rate. This makes banks more solvent over time without the public ever knowing what is going on. Professor Kotlikoff also talks about a proposal to fix the financial system, which he refers to as a fragile system, presently a “trust me” banking system where the public is unaware of what the banks are doing with their money.

Laurence J. Kotlikoff is a William Fairfield Warren Professor at Boston University, a Professor of Economics at Boston University, a Fellow of the American Academy of Arts and Sciences, a Fellow of the Econometric Society, a Research Associate of the National Bureau of Economic Research, President of Economic Security Planning, Inc., a company specializing in financial planning software, a frequent columnist for Bloomberg and Forbes, and a blogger for The Economist and The Huffington Post.

Professor Kotlikoff received his B.A. in Economics from the University of Pennsylvania in 1973 and his Ph.D. in Economics from Harvard University in 1977. From 1977 through 1983 he served on the faculties of economics of the University of California, Los Angeles and Yale University. In 1981-82 Professor Kotlikoff was a Senior Economist with the President’s Council of Economic Advisers.

Professor Kotlikoff is author or co-author of 15 books and hundreds of professional journal articles. His most recent books are The Clash of Generations (co-authored with Scott Burns, MIT Press), Jimmy Stewart Is Dead (John Wiley & Sons), Spend ‘Til the End, (co-authored with Scott Burns, Simon & Schuster), The Healthcare Fix (MIT Press), and The Coming Generational Storm (co-authored with Scott Burns, MIT Press).

Professor Kotlikoff publishes extensively in newspapers, and magazines on issues of financial reform, personal finance, taxes, Social Security, healthcare, deficits, generational accounting, pensions, saving, and insurance. Professor Kotlikoff has served as a consultant to the International Monetary Fund, the World Bank, the Harvard Institute for International Development, the Organization for Economic Cooperation and Development, the Swedish Ministry of Finance, the Norwegian Ministry of Finance, the Bank of Italy, the Bank of Japan, the Bank of England, the Government of Russia, the Government of Ukraine, the Government of Bolivia, the Government of Bulgaria, the Treasury of New Zealand, the Office of Management and Budget, the U.S. Department of Education, the U.S. Department of Labor, the Joint Committee on Taxation, The Commonwealth of Massachusetts, The American Council of Life Insurance, Merrill Lynch, Fidelity Investments, AT&T, AON Corp., and other major U.S. corporations.

Investing With Business cycles - Per Wikipedia intervals of expansion followed by recession in economic activity. They have implications for the welfare of the broad population as well as for private institutions. Typically business cycles are measured by applying a band pass filter to a broad economic indicator such as Real Gross Domestic Production. Here important problems may arise with a commonly used filter called the "ideal filter". For instance if a series is a purely random process without any cycle, an "ideal" filter, better called a block filter, a spurious cycle is produced as output.

Business cycle fluctuations are usually characterized by general upswings and downturns in a span of macroeconomic variables. The individual episodes of expansion/recession occur with changing duration and intensity over time. Typically their periodicity has a wide range from around 2 to 10 years (the technical phrase "stochastic cycle" is often used in statistics to describe this kind of process.) Such flexible knowledge about the frequency of business cycles can actually be included in their mathematical study, using a Bayesian statistical paradigm.

There are numerous sources of business cycle movements such as rapid and significant changes in the price of oil or variation in consumer sentiment that affects overall spending in the macroeconomy and thus investment and firms' profits. Usually such sources are unpredictable in advance and can be viewed as random "shocks" to the cyclical pattern. In past decades economists and statisticians have learned a great deal about business cycle fluctuations by researching the topic from various perspectives.

A look at Jason’s Ultimate Investing Equation followed by gold, dollars and NIA which was featured on Inside Edition and ABC World News Tonight with Charlie Gibson, The Wall Street Journal, MSNBC, ABC’s Nightline, KTLA News and CNBC. After being ignored by family and friends about the coming stock market decline and recession, he started a youtube channel with some interesting predictions on record: On march of 2008 in his first video, he accurately predicted that the Dow would fall to 8,000 in the fall of 2008. The S&P would fall to 800 in the fall of 2008. And that global stocks wouldn’t decouple until after the fall of 2008. In July of 2008, he updated his prediction and told his youtube viewers that stocks were set to drop on the 3rd week of September and they did, in a big way, from the 3rd week of September to the 3rd week of October stocks fell 33%. In December of 2008 he made a new prediction, that stocks would make new lows sometime in late February 2009. On the 3rd week of February, guess what? The Dow and S&P made new lows. in 2008 while Ben Bernanke, Jim Cramer, and college professors around the world were predicting that the U.S. would not enter a recession. Daniel predicted a severe recession that would break all previous records. While Ben Bernanke said a recovery would take place in the summer of 2008, Daniel correctly predicted that the world would acknowledge the recession after the summer of 2008, and they did. He also correctly forecasted rising unemployment, a collapse of consumer spending and many more well timed predictions. Today's Flash Back Friday comes from Episode 1081, originally published in November 2018.

Jason Hartman starts this episode with a look at former Fed Chairman Alan Greenspan's most recent article outlining his concerns with our current economic situation. Greenspan is concerned we're headed toward stagflation, so what would that do to the average real estate investor? One sector that could potentially get hit is short-term rentals, so Jason investigates one of his big concerns on that front.

Then Jason finishes his conversation with Scott A Shay, co-founder of Signature Bank and author of In Good Faith: Questioning Religion and Atheism, about the degradation of ethics and character, and how we can reverse the course our nation is still on that idolizes money and power.

Key Takeaways:

There's a shortage of everything going on in the world today. And even when some things are available, another part of the supply chain is clogged and we can't get the parts we need. Nowhere is this truer than the construction industry.

Jason Hartman is joined by Venveo's Zach and Beth to discuss what's actually happening with the supply chain and how long we can expect this to continue. The 3 discuss the 4 L's of construction, a shift in attitude toward manufacturing houses, how the pandemic has impacted the way people are buying, and more.

Today's Flash Back Friday comes from Episode 295, originally published in January 2013.

Jason Hartman is joined by author and real estate investor, Barb Getty, as she talks about her journey into real estate investing, what it takes to be a good landlord or property manager, how to find and keep great tenants, and explains the eviction process.

The second of four children, Barb was born and raised in Gary, IN.  She graduated cum laude from Purdue and married soon after. After seven moves in nine years of marriage, her family settled in Indianapolis.

Tragedy struck in 1992 when her 17-year-old son was killed in a car accident.  Her daughters were 16 and 14 at the time.  Sadly, Barb’s 21-year marriage ended eight months after Todd’s death.  She bought a small home needing repairs, and following the fix-up, she and her daughters moved in.

Pleased with that first project, Barb purchased her first duplex (with little money, no credit and no experience), hoping she had the wherewithal to be a landlord.  Today, she owns 27+ units -- a mix of single and multi-family, low and middle income rentals.  CNBC.com  interviewed her recently and the article also appeared in USA Today.   Barb has also added high-end property management, consulting and speaking engagements to her business.

Although she hasn’t had an easy road, Barb is both financially and emotionally invested in her work.  She invites people to watch a video showing scenes she faces as a landlord in the inner city.  It’s very compelling.  Barb authored The Landlord Chronicles:  Investing in Low and Middle Income Rentals, published in 2010. Armed with a positive attitude and a strong sense of humor, Barb Getty is making a difference in her tenants’ lives, the neighborhood and the city as well.

The future of real estate and the future of renters looks pretty good. But that doesn't mean you can just buy and forget your investments, you still have to manage them. Jason Hartman recently did some reading on American's personal finance education and habits, and came away disillusioned.

Listen in as Jason goes over some important things about personal finance, and why you want to be a dairy farmer, not a cattle rancher.

Key Takeaways:

[4:00] Used cars have actually APPRECIATED lately

[7:26] Only about 50% of states require high schoolers to learn about personal finance

[10:39] About 80% of millionaires inherited nothing, and 27% of them never earned $100,000 in a year

Today's Flash Back Friday comes from Episode 809, originally published in March 2017.

During this case study, client Vernon Grant offers up a classic example of a situation you or your parents may be in right now. Vernon asks Jason for investment guidance on the two properties his parents own that are in vastly different markets. It’s all about the numbers, as Jason breaks down each property by its rent-to-value-ratio (RTV) and the existing debt structures of each. Jason reminds investors to consider depreciation offsets, refi-til-ya-die options and the beauty of renting.

Key Takeaways:

[10:43] Vernon has been around property investing his entire life.

[12:00] Vernon needs Jason’s advice about how to handle his parent’s properties.

[14:23] It doesn’t matter where your property is, RTV ratios are almost always the same.

[25:12] Jason offers the Refi-til-ya-die as an alternative to selling.

[28:35] Why do we trust the advice of strangers more than we trust the advice of our friends and family?

[32:33] It’s important to examine the existing debt structure of the properties.

Do you know how much of the sales price of your new home is tied to regulatory burdens? Hint, it's a LOT more than you probably believe. And yet, the real estate and stock markets seem to be doing fine. So, how do we make sense of this discrepancy? What is the economic outlook for 2021 and beyond? And is now a good time to invest in short-term rental properties?
