Today’s a Flashback Friday and a 10th episode! This one is from episode 230, published last  December 5, 2011.

Join Jason Hartman as he and author of “Quirk”, Hannah Holmes explore human personality types and how they affect who we become, whether extroverted, conscientious, agreeable, or even neurotic or obnoxious. Is it possible that our hard-wired brain chemistry can even determine our political opinions and economic views?

Research has shown that mice have personalities, and somewhere out there, perhaps in your own basement, is a mouse just like you. Hannah Holmes has led an adventurous life since graduating from the University of Southern Maine. She was an editor at the New York-based Garbage Magazine in the late 1980s, after which she returned to Maine to start a freelance writing career. She was a contributor in a variety of magazines.

In the late 1990s, Hannah was recruited by the Discovery Channel Online for an experiment called live internet reporting. This grand experiment led her to distant and uncomfortable parts of the world, from hunting dinosaurs in Mongolia’s Gobi desert, to the Montserrat Volcano Observatory, where fine volcanic ash ruined her computer and left her hair like a ball of jute twine. She also piloted the Alvin submarine around “black smokers” a mile and a half under the ocean. It was a glorious era until Discovery.com’s plug was pulled. Hannah then went on to author several books, “The Secret Life of Dust,” “Suburban Safari: A Year on the Lawn,” and her recent book, “Quirk,” about the many fascinating personality types.

Properties consist of land value and improvement (building) value. High land value markets tend to be cyclical and riskier, while high improvement value markets are more linear and stable. Jason discovered this by comparing insurance costs for properties in different markets. Improvements have intrinsic value as packaged commodities, while land values are more volatile. To reduce risk, investors should focus on properties with low land value and high improvement value. This provides a "floor" for the investment and limits potential losses if land values decline. Overall, low land value markets offer more conservative investments.

Today Jason finishes his talk at the Rebel Capitalist Live Conference. He explains how the rise in interest rates has led to only 8-9 million home transactions out of 140 million units, leaving 131 million homeowners with low 3% mortgages. These homeowners are not selling, causing a market freeze. Hartman predicts that the market will slowly unlock as more transactions occur, with the "lock-in" effect diminishing by about 4 million units a year. Despite predictions from Fannie Mae, Hartman believes mortgage rates won't drop significantly until next year. The low inventory and high buyer demand will keep the housing market tight, preventing a crash similar to the Great Recession.

In today's 10th episode, Jason discusses the uptick in housing inventory, which is still historically low, about half of what it should be. The new normal is higher, but the housing market is still at about half of normal numbers, more than double the lowest point during the COVID era. This means that people are still in a stuck resale market with a lock in effect, where people are not willing to give up their incredible deals on mortgages. Home builders are the only people selling homes because they don't have the lock in effect and have short-term money. Jason has found fantastic deals on new homes with home developers, special financing rates, and buy downs. These builders are more flexible and reasonable, and their earnings are doing well overall. Jason recommends talking to his investment counselor about these deals, as things change over time.

Then Jason and Brad Chandler discuss the transformative power of self-love and its impact on overall well-being, with Brad emphasizing the importance of self-awareness and addressing the root causes of negative behaviors and beliefs. They also explor the concept of attachment and authenticity in relationships, and how the lack of self-love can lead to self-destructive patterns. Today we delve into the psychology of investing, market predictions, and strategies to beat inflation. We discuss the hidden wealth in income properties, likening them to icebergs with unseen benefits such as principal pay down, tax benefits, and inflation-induced debt destruction. Using a real estate example from 2011-2021, we illustrate how property values surged while mortgage payments decreased in real terms. This phenomenon, driven by inflation, reduces the real cost of debt. Unlike other assets, income properties leverage bank partnerships and tax-deferred exchanges, providing unmatched advantages in an inflationary future.

We then dive into the significant impact of population growth on the housing market. Despite a 45 million increase in population, inventory levels per capita suggest a much higher housing demand. Immigrant influxes and births continue to drive demand, even as the baby boomer generation ages. Although forecasts scaled back U.S. population growth to 373 million by 2053, housing demand remains strong due to outdated housing stock and insufficient new builds. From 2006’s peak, housing starts plummeted, creating a prolonged supply deficit. Estimates from major organizations indicate a shortage of 1.5 to 7.3 million units, particularly in affordable housing, reinforcing the need for strategic real estate investments.
